NYC unsafe facade filings, every Monday

The inspection came back UNSAFE. Someone has to fix it.

Facade Alert is a weekly brief of New York City buildings whose facade inspection was filed UNSAFE or SWARMP. Each one is a building that now has repair work it cannot postpone — with the owner and the contractor on the filing, and how to reach them.

How it works

An UNSAFE filing is a repair job with a deadline attached.

Every building in New York above six storeys has its facade inspected on a five-year cycle, under the rule most people still call Local Law 11. The inspector files one of three results. Two of them mean work.

1. Only the filings that mean work

SAFE filings are dropped. You get the two results that oblige an owner to spend money: UNSAFE, where the condition is a hazard now and the sidewalk has to be protected, and SWARMP — Safe With a Repair and Maintenance Program — where repairs are required before the next cycle.

2. Owner and contractor, both

Each lead carries the owner or managing agent behind the building and the contractor or inspector named on the filing. Whichever end of that job you sell into, the name is on the line.

3. The same contact standard

We find the people behind each filing using the same public-record standard as Groundbreaker: every detail links to the record it came from, and anything we could not source is left blank.

FAQ

Questions, answered.

Where do Facade Alert leads come from?

Every lead starts with an official NYC Department of Buildings facade inspection filing made under the Facade Inspection Safety Program, the rule most people still call Local Law 11. We pull the new filings each week and keep the ones reported UNSAFE or SWARMP.

What do UNSAFE and SWARMP mean?

They are the two filing results that mean work is needed. UNSAFE means the inspector found a condition that is a hazard now, so the building has to protect the sidewalk and repair it. SWARMP stands for Safe With a Repair and Maintenance Program: nothing is dangerous today, but repairs are required before the next inspection cycle.

What is in a typical lead?

The building and borough, the filing result, the date it was filed, the owner behind the building and the contractor or inspector named on the filing, with sourced contact details where public records have them.

How often does it arrive?

Every Monday at 8:00am Eastern.
